When it comes to investing in a cabin, price matters—but so does knowing exactly what that price includes. At PennWood Cabins, one of our core values is transparency. We believe you deserve clear, upfront pricing with no surprise fees creeping in after you’ve fallen in love with a design.
Unfortunately, many buyers don’t realize that the “sticker price” they see from some builders doesn’t tell the whole story. Competitors often leave out crucial costs to make their prices look lower on paper. This can lead to unexpected bills, project delays, or corners being cut down the line.
Before you sign on the dotted line, here’s what you should know.
1. Base Cabin Price vs. Complete Project Cost
Some builders advertise only a bare-bones shell price, not the true delivered and finished cost. That low number might not include:
Delivery and set-up for Prefab Cabins - Getting the cabin to your property and properly setting it on a foundation or skids can add thousands.
Sales tax — Required by law in Pennsylvania for all prefab cabins, but sometimes “forgotten” until the invoice arrives.
Permitting & inspections — Vital for legal placement and often left entirely to the buyer.
Interior finishes — Flooring, insulation, wall finishes, electrical, and plumbing may be extra.
Site preparation and foundation work — Leveling, stone pads, or piers are usually not part of cabin pricing.
Travel and transportation fees for out-of-town construction — For on-site builds, some companies charge this after the fact rather than including it in the quote.
At PennWood Cabins, our estimates include every relevant line item for the type of cabin you’re building, so you understand the real investment from day one.
2. Prefab Cabins: Transparent and Itemized
Prefab cabins are built in our shop and delivered to your site mostly finished. For these projects, our quotes clearly show:
Base cabin price (structure, finishes, systems)
PA sales tax (as required by law)
Delivery and set-up fees, based on distance and site access
Optional permitting assistance, depending on location
Not included by default:
Site preparation and foundation work
Utility hookups
Local permitting costs
💡 Tip: We recommend hiring a local contractor for foundation and site prep. This typically keeps costs lower than if we act as the general contractor (GC), since GC services add overhead. If your bank requires a single GC for financing, we can incorporate those services into your contract as needed.
3. On-Site Builds: Accounting for Logistics
For larger or more customized cabins, we build on site. This allows for bigger floor plans and more flexibility -but it also involves additional logistics:
Travel, lodging, and equipment transportation for our crew are built into your quote via a line item upfront for out-of-town projects.
Site preparation and foundation work are typically handled by your contractor.
We provide labor, materials, and permitting support for the cabin structure itself.
This approach ensures there are no hidden travel or equipment fees tacked on later.
4. Delivery & Set-Up Are Not Afterthoughts
Most low-cost builders quote only the structure, then leave you to figure out delivery and set-up - or they give a vague delivery fee that changes later.
We take the opposite approach:
Delivery and set-up are quoted accurately for your specific property.
We coordinate placement so you’re not juggling multiple contractors.
You’ll know this number before you commit, not after your cabin is built.
5. Permits, Inspections, and Compliance Matter
Skipping permits or ignoring code requirements might sound like a shortcut—but it often leads to failed inspections, fines, or resale headaches.
Some competitors leave inspections up to you, or don’t build to code at all. At PennWood, we help guide you through the permitting process and build to Pennsylvania standards, so your cabin is
legal, insurable, and ready to use or rent.
💡 Tip: If you want to legitimately skip the red tape, check out our tell-all guide to Recreational Affidavits. We explain how to utilize this tool, understand the risks and rewards and make an informed choice.
🛠 6. Finishes and Functionality Add Up
A low advertised price might be for a structure with:
No insulation
Unfinished walls
No flooring
Minimal or no electrical and plumbing
That might be fine for a hunting camp shell—but not for a turnkey cabin ready for guests. Ask what’s included in the quoted price and request a line-by-line list to avoid surprises.
7. How to Protect Yourself as a Buyer
Here’s a quick checklist to keep you from getting caught off guard:
✅ Ask for a written, itemized quote including delivery, taxes, permits, and finishes.
✅ Compare apples to apples—a finished cabin vs. a bare shell are not the same.
✅ Clarify responsibilities for site prep, delivery, and permitting.
✅ Ask about travel or equipment charges for on-site builds.
✅ Know when a GC is required (e.g., by your bank) and when hiring your own local contractors makes more sense.
✅ Ask about change orders or add-on fees upfront.
A transparent builder won’t shy away from these questions.
8. The Bottom Line: No Surprises, Just Clarity
Building or buying a cabin is a significant investment. Transparent pricing isn’t about inflating numbers—it’s about giving you the full picture upfront, so you can plan wisely and make confident decisions.
Whether prefab or on-site, PennWood Cabins provides clear, detailed quotes that spell out what’s included and what isn’t. That way, you can budget accurately, avoid hidden costs, and move forward knowing exactly where your investment is going.
